Proper exterior house washing and maintenance can help homeowners avoid HOA fines.

It is important to know and understand the community rules when purchasing a home in an HOA regulated community.  One common rule is maintaining the exterior appearance of your property. This can include types of fencing allowed, color regulations, how high grass can grow, and standards for keeping the exterior of your home clean. Over time dirt, mold and mildew build up on siding and other exterior home surfaces.  Once they become noticable and unsightly it may become an issue.  Usually a yearly or bi-yearly (maybe more frequent) community inspection is performed and homeowners are notified in writing if they are violating any community rules.  A warning letter usually gives the homeowner a certain amount of time to correct the issue before fines are issued.  The best way to avoid getting into this situation is to have your home set up with scheduled house washing services.  If your community requires power washing check with the HOA or property manager to see if they have any approved or recommended contractors.  This simplifies the process and hopefully ensures the contractor offers a quality service at a reasonable rate.  In addition, the HOA hopefully will have confirmed that the contractor is properly licensed and insured.  Check with your neighbors and see if they would like to set up service with you, and ask the contractor if they offer any discounts for scheduling multiple houses. Once you receive an HOA warning letter it may be too late to schedule in time to avoid a fine.  Most professional power washing companies are scheduled a few weeks out and in addition would need some time to estimate and get pricing to the homeowner, or there could be an additional fee for "emergency" service.  Being prepared saves time and money.

Roof Cleaning: What the homeowner needs to know before they hire a contractor

Once you have decided that it is time to
CLEAN YOUR ROOF
Find the proper contractor to perform the work
Here are some basic guidelines and questions to ask that will help you through the process

How long have you been cleaning roofs/how many roofs have you cleaned?  This is a great question to ask since many claim to be professionals with experience.  Its also good to check out their website and Facebook page to back up their claims.  An experianced cleaner is your best bet since they will be aware of any issues that may arise and will have the best knowledge when it comes to safety and OSHA regulation.  A quick check with the state will inform you how long they have truly been in business.

What kind of training do you and your employees have for roof cleaning?  At the very least the contractor and employees should have safety (OSHA) training.  All roof cleaning companies should train there employees for important safety regulations.  When mixing cleaning products, including chemicals it is important to follow regulations (MSDS sheets should be available).  If you hire a contractor that claims to be certified make sure it is a legitimate certification.

What products and equipment will you use?  Many companies claim that Sodium Hypochlorite (Chlorine Bleach) will damage your roof and kill your shrubbery.  If used correctly, SH is the recommended (with a few additional soaps and surfactants) product to clean a roof and is recommended by the manufacturer.  Many companies will claim it is dangerous but in fact it is Biodegradable and safe for roof cleaning. When used at the right setting a pressure washer can be used to clean properly.  There are also roof cleaning equipment designed just for roof cleaning and soft wash systems that also are effective.  If a company claims to not use detergents and chemicals they are most likely using HIGH pressure and should not be hired to clean your roof.  No heavy equipment (surface cleaners) should be placed on the roof.

Do they have the proper liability Insurance, Workman's Compensation and Commercial vehicle insurance?  Liability insurance is a must.  Many companies claim to be exempt from workman's comp but check your local and state regulations because they may be misinforming you.  Roof cleaning requires a minimum of 2 people.  Unless both are the owners of the company, they should probably have some sort of workman's Comp.  Workman's Comp protects the contractor, homeowner and employee in case there is an accident while performing the job.  A contractor should also have their trucks covered by a Commercial Auto Policy, not under there personal policy

All Clean Power Washing has been cleaning roofs for 15 years.  We use a pressure less/low pressure cleaning system that meets the guidelines set forth by the roofing manufacturers.  We are certified for professional roof cleaning through the PWNA (Power Washers of North America).  Better yet, we teach the certification course! Trust the company that trains other companies how to properly clean roofs!

We clean approximately 100 roofs per year!

Should I Clean My Roof?

As we welcome in 2015 we all have personal resolutions and good intentions to be organized.  One great goal is to think about home improvements for the year and budget accordingly.  Keeping your roof clean and clear from debri, dirt, algae, mold and lichen should be a priority.  Along with the obvious curb appeal, insurance companies are starting to cancel homeowners policies due to dirty roofs and the possible damage that can occur to the roof surface.  There is rarely a roof cleaning situation that warrants a "do it yourself" project.  While house and concrete washing can be done from the ground and safely by a homeowner, roof cleaning is different.  Not only is there a personal safety issue, when a roof is cleaning improperly, serious damage to the roof can take place.  Don't take our word for it.  Take a look at the national trade magazine below for the UAMCC (United Association of Mobile Contract Cleaners).  In this issue the topic of roof cleaning is discussed by a few members and professionals in the roof cleaning industry.  All Clean Power Washing is an active member of the UAMCC and is Certified through the UAMCC and the PWNA for Roof Cleaning.
